Let Only Service
We will find a suitable tenant for the property and oversee their move into your property on your behalf. Once we have successfully moved the tenant/s into the property the day to day management would be left up to you, the Landlord.
Our LET ONLY Service includes all of the following:
- The initial property valuation/appraisal
- To let board displayed at property
- Regular newspaper advertising in the Tamworth/Atherstone Herald
- Email/Post your property details to registered potential clients
- Accompanied viewings available 7 days a week
- Interview and assess applicant suitability
- Undertake for referencing and credit checks of the suitable applicant
- Prepare and sign tenancy agreement by both tenant and landlord on commencement of the tenancy
- Collect first month’s rent and security bond and forward to you with a full breakdown invoice (our fees will be deducted at this stage)
Extra Services for Let Only Option
Bond Protection
- Bond secured in our tenancy deposit scheme with detailed signed property inspection (including photographs) done prior to the tenant moving in
- Release of the deposit at the end of the tenancy & final inspection carried out
Rent Guarantee Insurance
This is a rent guarantee insurance that acts as a safe guard to any landlord. A 6 or 12 month rent protection and legal expenses warranty contract covering:
- Loss of rent cover up to £2000 per month up to 4/5 months rent arrears.
- Legal expenses authorised/incurred by FCC Paragon, including court costs to obtain vacant possession after non-payment of rent are included in the benefits provided by FCC Paragon Rent Protection & Legal Expenses Warranty.
Cover is available for 6 or 12 month periods only and can be simply and easily renewed. Rentals of £2000 plus per month can be covered.
Let & Full Management Service
This service will give you full peace of mind that your property is in safe hands under our management team, whilst you carry on with your life. The service is ideal for the investor who has many properties and little time to deal with the day to day management or the 1st time landlord who does not have the time or experience to carry out their own management.
Our LET & FULL MANAGEMENT Service includes all of the following:
- The initial property valuation/appraisal
- To let board displayed at the property
- Regular newspaper advertising in the Tamworth/Atherstone Herald
- Email/Post your property details to registered potential clients
- Accompanied viewings available 7 days a week
- Interview and assess applicant suitability
- Undertake for referencing and credit checks of the suitable applicant
- Detailed inspection undertaken with photographs included and meter readings.
- Prepare and sign tenancy agreement by both tenant and landlord on commencement of the tenancy.
- Collect first month’s rent and security bond and forward to you with a full breakdown invoice (our fees will be deducted at this stage).
- Bond secured in our DEPOSIT PROTECTION SERVICE.
- Collection of each month’s rent and forwarded to you with monthly invoice and breakdown for your tax records.
- Regular property inspections (property report provided)
- Any maintenance required carried out on behalf of the landlord
- Inspection check-out at the end of the tenancy
Rent Guarantee Insurance available at an extra cost
Rent Collection Service
Ensuring that your rent payments arrive on-time, every month is one of the most important aspects of letting your property. The service gives you the extra satisfaction that we are in control of this part of your investment.
Our RENT COLLECTION service includes all of the following:
- Ensure collection of your monthly Rent Payments from your Tenant/s
- Transfer the rent into your specified Bank Account online.
- Produce a monthly invoice and breakdown for your Tax purposes.
- Chase any late or missed payments.
Note: This service is included if you choose our full management service
